This lot is included in my LotCatalog Refresh Project. For that project, I went through every single Lot Bin house - cleaned them of nasty sim references, made sure they have the basic equipment (stove, fire alarm, fridge, garbage can, sink, toilet...) and made them pet friendly. I also added some sort of parking space to many of them, and shrunk several of the lots.

The project is meant as a complete replacement for your LotCatalog folder. AND, it will have the option to be "permanently" installed - so future New Games will generate with these refreshed Lot Bin houses in place. But... more about that later. I will be offering up the whole project soon.

This house [the Maxis original] can be found in Desiderata Valley - 196 Main Street. I tried to keep the look and feel much the same as how Maxis built it, BUT make it more suited to my playing style and decorative tastes. For instance: I like stairs with a landing, and formal dining areas that are separate from the living areas... there needed to be a garage added (I hate cars parked all willy nilly about the place!) The original upstairs was just wasted space (to my way of thinking) and just what, WHAT are we supposed to do with that little dead-end hallway next to the stairs (in the original design?) *sigh*
I dunno. So, I changed it.

Maxis Makeover - into a classic doublewide
...this time with an above-ground pool!

As you can see in the floor-plan shot below, I changed very little about the house this time. My goal was to add/build a realistic looking above ground pool. The bathroom is a tile wider, and the shower is now a tub/shower combo (so doggies can be washed too!) The kitchen is a bit bigger too - to accommodate the sliding doors to the back porch. All major appliances are included. There's a fire alarm over the stove. The phone is in the living area. To keep costs down, I did NOT add a burglar alarm. Decos are nil and furniture is sparse, but everything a sim needs to live is included. So move in and make a splash!

There was no way to add a garage and keep the price under $20K... so I didn't. But, other than adding a garage, I didn't change the footprint/outside grounds at all. So... double the price = double the functionality and more!

Since the price of Maxis' original house was over $20K (not a "starter"), I didn't worry to much about keeping a budget. So, this make-over - though still sparsely furnished with it's original furniture - has a few added luxuries like a fully equipped kitchen, and extra bathrooms.

This started out as one of my "Quick Edits", but then I couldn't keep the price under $20K (as the original was) and I kinda lost track of what I was doing... 😅 So... now this place is fully decked out in a decidedly male/sports themed style. I finished plumbing out the bathroom - it has a water closet and a walk-in shower. Both bedrooms have mirrored closets. The kitchen has upgraded appliances and a microwave, with counter top eating space for four. Outside you will find a new patio with a grill and mini-fridge (gotta keep the beverages cool while you're workin' on the car!) and a carport.

This is what I'm calling a "Quick Edit" Maxis Make-Over. They originally gave us a mid-sized 2 bed/2 bath house (well one bath was not plumbed - I think they meant for it to be a bathroom?) with some very basic furniture pieces. The lot is easily large enough to add a carport (so I did.) Most of the furnishings stayed as originally designed this time. Which partly explains the hike in price... I did sell a few items, and swapped out wall/floor coverings, to recoup money to cover some of the cost of the renovations.

This is what I'm calling a "Quick Edit" Maxis Make-Over. They originally gave us a very small 1 bed/1 bath house with some very basic furniture pieces. The lot is easily large enough to add a garage (but, I ran out of money after fixing up the loft area. So, you'll have to add the garage yourself.) They wasted a lot of money (IMHO) on expensive wall/floor coverings, these expensive trimmings got sold to be able to afford the completed loft and rearrange the walls for two bedrooms.

This is another of what I'm calling a "Quick Edit" Maxis Make-Over. The octagon house of Riverblossom Hills (which I will soon be moving to Twikkii Island as a vacation house!) needed some help, IMHO. So, I fixed it's roof, swapped the clunky stairs out for elegant spirals, and added a driveway. All while keeping the price under $20K.

Have you always wanted to build on small 1X1 lots? Or have a smaller sized beach lot for your surfer shack? Well, now you can!
I have done all the Lot-Adjusting work for you. 😉

These lots were made with the UC installed.
If you don't have all the EPs/SPs (or at least AL/M&G as your highest one,) you prolly can't use these! (I provided links below, for similar "empty lot" collections - some of them don't need all EP/SPs.)

ALL possible lot sizes are included (within the game's original size limit of 6X6) - including Beach lots.

LotCatalog Refresh Project (part 2) ~ complete Specialty Lot Bin Overhaul

This is a Complete Overhaul of the Specialty Lot Bin. 

Every property (17 apartments and 2 hotels) has been edited, fixed, improved, cleaned, and now comes with a custom thumbnail. Many of the lots have been shrunk, and three of them have 2-Step foundations.

After installing these files, the next time you open your Specialty Lot Bin, it should look a lot better, and the apartments should be easier to use. Your sims will be able to move-in and start living - without having to worry about missing fire alarms, telephones, and nasty sim references.

The Specialty Lot Bin includes 17 Apartments and 2 BV Hotels - The BV Inn (this one) and the BV Grand Hotel. Both hotels will be included in the "Part 2" release of my Lot Bin Project (coming soon) ...I am uploading them now as regular install-able lots, in case you want them sooner-than-later.

(The Apartments are done, but it will take me a while to get all 17 Apartments pictures ready!)

Don's Duplex ~ Built to match Pleasantview's Middle Lane Properties

Designed to fit seamlessly with the other condos in Pleasantview.

This version is my "Take 2" (reworked and updated at MTS on 08/08/2020.) It is now on a 1-Step Foundation with minimal CC (only 3 items.) The look and 'feel' of the place is the same, so I did not re-take all the pictures. The big 'difference' is that it is now on a 1-step foundation - which means you must install HL's Simple Passage Modular Stairs in your game for sims to be able to access the foundation and enter the building. The internal stairway has also been reworked. Instead of the 'L-shaped' split-landing stairs shown in the older pictures, it is the modern Apartment Life spiral staircase.
