Bi-Level Basics ~ a simple split level design
This basic split-level design is perfect for a large family on a budget! (Less than $50K!) It features 4 bedrooms (two are Master Suites) and 3 bathrooms; it will easily accommodate a family of six (eight, if you use bunk beds!) There are 2 main living areas, each with a fireplace - one upstairs, and one downstairs, a large family-style eat-in kitchen, and a separate dining room. The side-loading garage is over-sized for extra storage, a workbench, or exercise equipment. The back yard is huge! ...and a blank canvas for you to add whatever "toys" your sim-heart desires.
This is the 2022 version, with much less CC!
Please scroll down through the pictures to 'tour' the inside of the house. In keeping the "basics" theme, this house is very sparsely decorated - it is a 'blank' - add personality as your sims see fit.
If it weren't for the SimGehdon's fabulous Fusion Build set - and the fact the Lunie repositorified it all for us - this house might've been built CC-free!
Like I said - this house is sparsely decorated. Alarms, telephone, TV, lights, and some basic furniture are included. This house was inspired by Design #V31850 in a blueprint "collection" book from Home Planners, Inc. (circa 1984)
This is a clean copy of this house/lot; no sim has ever lived here. The package has been cleaned with Mootilda's Clean Installer.
There is parking for two vehicles; one on the driveway, and one in the garage.
Some of the wallpapers may be from this bundle:

This 'bundle' lives back in my Bins folder so it doesn't have the CC
star. If you ever enter one of my builds and find it has blank/unpapered
walls/floors, it is because they are from this bundle and I didn't
realize it. So, either substitute the wall/floor of your choice, or go
get this bundle and re-install the lot (from your lot bin.)
- Unlevel Wall - #90 by Numenor/MTS2 - used to fix CFE'd wonky walls around doors and windows. (Installation help is at the bottom of my TOU page)
Custom Content Included:
- Balustrade/Steadfast Stairs - made recolorable by HugeLunatic(HL)/MTS2 - these override the original stairs.
- Balustrade/Steadfast Stairs - Open Underneath by HL/Sims2Artists - these require a script file so follow the link and make sure you install them properly!
- SimGedohns Fusion Window Set (10 parts)repositoried by HL/Sims2Artists
- RetainingWall_Meshes and Recolors (4 parts) by tBudgett/MTS2
The Fusion window set has a MASTER file that I thought I'd used, but didn't actually. *sigh* So I am including that as a separate file in the Download folder.
