Having lived all around Florida for most of my life, I have been inside several "Beachside Mansions" - some very luxurious ones, too! They all have a 'casual luxury' vibe. Nothing is really "valuable" because the next hurricane will probably wipe you out... (By 'not valuable', I don't mean not expensive! I mean like, museum quality, rare first editions, etc.) Using only the in-game furnishings, I tried to capture that vibe a little bit. Please feel free to "CC it up" once you get it in your own neighborhood!
The picture below shows two Very Important Points I need to draw your attention to:
The "Anomaly" at the beach stairs (in the picture above) can be fixed several different ways. Scroll down to the last three pictures for instructions. I liked the look of the front-facing stairs - so I left the 'problem' in the build. It is easy enough to fix, and the fix is permanent until you move the house. ...this anomaly happens because the stairs are built 1-tile closer to the water than the game wants to allow.
Picture #31 (below) - proof that the dock works! (...as it should without mods! 😼 EAGames, I'm looking at you!)
This house is fully furnished, and lightly decorated. All appliances, plumbing and lighting are included. The stove, grill, and fireplace have smoke alarms. The front door and garage is burglar alarmed. There are telephones on each level.
This is a clean copy of this house/lot; no sim has ever lived here. The package has been cleaned with Mootilda's Clean Installer.
There is parking for six vehicles; three in the garage, and three on the driveways.
This is a pet-READY build. Some pet items are included - both upstairs and downstairs 'laundry'/utility rooms are pet-care rooms with litter boxes, toys, and food bowls. Bathroom tubs are accessible for dog washing.
Used but NOT included - so, you may need to GO get it:
- The blue clapboard siding is from the Lifestyle Build Bundle. (It's the second link, extracted from Lifestyle Stories by Argon/MATY) This 'bundle' lives back in my Bins folder so it doesn't have the CC star. If you ever enter one of my builds and find it has blank/unpapered walls/floors, it is because I used ones from this bundle and forgot to mention it. So, either substitute the wall/floor of your choice, or go get this bundle and re-install the lot (from your lot bin.)
You will also need to get:
- Unlevel Wall - #90 by Numenor/MTS2 - used to fix CFE'd wonky walls around the main staircase. (Installation help is at the bottom of my TOU page)

- Steadfast Stairs - made RECOLORABLE by HugeLunatic(HL)/MTS2 - no script file needed as these override the original stairs.
- Steadfast Stairs - Open Underneath by HugeLunatic(HL)/Sims2Artists - these do need a script file so follow the link and make sure you install them properly!
